Here are the steps and myriad details we take to get your home sold for the best price and terms for YOU!
  1. Research comparable currently listed properties.
  2. Prepare the Comparative Market Analysis (CMA) to establish fair market value.
  3. Present CMA results to seller, including comparables, solds, current listings and expireds.
  4. Prepare a Seller’s Net Sheet showing all the costs associated with selling their home (taxes, settlement charges, HOA/condo fees, commissions, inspections). So the seller has a good idea of what they will net from the sale.
  5. Offer pricing strategy based on professional judgment and interpretation of market conditions.
  6. Present and discuss strategic master marketing plan.
  7. Review and explain all clauses in Listing Contract and Addendum.
  8. Discuss possible buyer financing alternatives and options with seller.
  9. Well water: confirm well status, depth and output from well report (if necessary).
  10. Advise seller on positive improvements and repairs and assist in vetting contractors.
  11. Advise and assist seller with staging the home so as to be presented in the best possible condition.
  12. Prepare detailed list of property amenities and assess market impact.
  13. Assist seller with completion of Seller’s Disclosure Form.
  14. Submit listing agreement to our Title Company in order to clear title before/while the home is on the market.
  15. Assist in solving any title problems (boundary disputes, easements, etc.) or in obtaining death certificates.
  16. Prepare MLS Profile Sheet – agent is responsible for “quality control” and accuracy of listing data including Fair Housing guidelines.
  17. Prepare home for photographer with a meticulous “eye for detail”.
  18. Hire professional photographer for property photos – photographer may also provide a floor plan. We also add photos of the community surrounding the property – amenities and attractions.
  19. Create print and internet ads with seller’s input.
  20. Create You Tube video, single property website, craigslist ads, Facebook, LinkedIn, and Twitter marketing.
  21. Prepare mailing and contact list.
  22. Prepare property marketing brochure for seller’s review.
  23. Advise network referral program of listing.
  24. Schedule Open Houses – both public and broker. Open House preparation could include mailing flyers to neighbors, knocking on doors and a “Neighbors” Open House before the public one.
  25. Receive and review all offer to purchase contracts submitted by buyer or buyer’s agents.
  26. Evaluate offer(s) and prepare a “net sheet” on each for the owner for comparison purposes.
  27. Negotiate all offers on the seller’s behalf, setting time limit for loan approval and closing date.
  28. Assist seller in handling additional offers to purchase submitted between contract and closing.
  29. Follow loan processing through to the underwriter.
  30. Contact lender weekly to ensure processing is on track.
  31. Coordinate buyer’s professional home inspection with seller.
  32. Review home inspector’s report.
  33. Assist seller with identifying and negotiating with trustworthy contractors to perform any required repairs.
  34. Provide comparable sales used in market pricing to appraiser.
  35. Coordinate closing process with buyer’s agent, title company and lender.
  36. Update closing forms and files.
  37. Assist in solving any title problems (boundary disputes, easements, etc.) or in obtaining death certificates.
  38. Provide receipts for home inspection repairs to buyer’s before the final walk through
  39. Review documents with closing agent/attorney.
